Getting Your Deposit Back

What happens to your security deposit at the end of your tenancy.

When is the deposit returned?

At the end of your lease, the landlord has a set number of days (specified in your lease or by local law) to either return the full deposit or provide an itemised list of deductions.

Valid deductions

Landlords can deduct from the deposit for:

  • Unpaid rent
  • Damage beyond normal wear and tear
  • Cleaning costs if the property was left in poor condition
  • Costs specifically listed as deductible in your lease

What is NOT deductible

  • Normal wear and tear (faded paint, minor carpet wear)
  • Repairs the landlord was responsible for
  • Costs not listed in your lease

If you disagree with deductions

  1. First, communicate directly with the landlord through Rentakoto messaging
  2. If unresolved, raise a formal dispute: **My Leases → Raise Dispute** (category: **Deposit**)
  3. Provide evidence: move-in/out photos, inventory checklists, receipts

Deposit dispute timeline

Deposit disputes follow the standard 5 business day SLA. Our team will review evidence from both parties and issue a resolution.
